Evaluating Home Values

When evaluating homes, make sure to look at all the data points — not just recent sales. Although appraiser guidelines suggest last 6 months of sales within a mile radius, some homes may not comp well if they're one street over into a different neighborhood, or they may have a flat lot compared to a subject property that sits on a hillside. One comp may be outdated or a fixer compared to a recently remodeled home.

Location

One street over into a different neighborhood can significantly affect value.

Lot & Condition

A flat lot vs. a hillside, or a fixer vs. a remodeled home — these matter.

Timing

An outdated comp from months ago may not reflect today's market conditions.

There are many moving parts — only an experienced buyer's agent can decipher.

Inspections Contingency

As part of your due diligence and investigation, make sure to review the following:

Title Report

Review for any encumbrances, liens, judgments, pending lawsuits, or other matters that may affect the property.

9A Report (City Inspection)

Verify whether there are any outstanding violations, required repairs, permits, or compliance issues that should be addressed.

Repairs vs. Upgrades

During inspections, keep in mind the difference between repairs and upgrades. Unless a seller is motivated, they are less likely to give credit towards upgrades than repairs.

Upgrade Example

An HVAC system past its shelf life but still functional — seller less likely to credit this.

Repair Example

An HVAC only blowing hot air — seller more likely to credit or fix this.
